Jib Club Marina Wins Approval for Second-Story Office Addition After Smooth Council Review

TEQUESTA, FL — After several months of code updates, planning reviews, and community discussions, the Jib Club Marina received full approval Tuesday night for its long-awaited second-story office addition. The Village Council unanimously approved both the special exception use and site plan modification, allowing the marina to move forward with the 921-square-foot expansion atop its existing ship store and restroom building.

The new second-floor space will serve strictly as a manager’s office, kitchenette, storage area, and private bathroom — a functional upgrade to support daily marina operations. The marina’s current office area is a cramped 398-square-foot sliver inside the ship store, often doubling as a checkout counter.

No Parties, No Banquets — Only Office Operations

At the request of Jupiter Inlet Colony and the adjacent homeowner, the Village has placed clear conditions on the project: the upstairs room may not be used for events, parties, or banquets. Any future event would require a separate special event permit.

“We want to be very clear — this will not be a party space,” said project representative Troy Holloway. “It is strictly an office to open up more retail space downstairs.”

Modern Look, Coastal Character

Renderings displayed to the council show a subtle but attractive expansion featuring:

  • A standing-seam metal roof

  • Bahamas shutters

  • Horizontal stucco siding

  • A balcony overlooking the fueling dock and marina

The updated design tones down the existing bright yellow exterior in favor of more muted coastal colors.

Parking, Traffic, and Open Space Already in Compliance

Because the Village adopted a marina parking code revision earlier this year, the Jib Club now meets updated requirements and needed no variances. The project adds no new impervious area, does not alter parking, and does not expand operations beyond its existing footprint.

Council members praised the applicant for collaborating closely with staff and neighbors.

“This is a thoughtful, minimal-impact improvement,” Mayor Young said. “It’s a practical upgrade and a better-looking building for everyone.”

Construction is expected to begin once permits are finalized.
